How does adu construction work?

Building an ADU involves several separate phases, each handled by specialized trades. The process typically starts with design and permitting, followed by site prep and foundation work. Once that’s complete, the structure and exterior shell are assembled, then mechanical, electrical, and plumbing systems are installed. Finally, interior finishes, fixtures, and landscaping bring it all together.

Every project is unique, but here’s a general guide for a mid-range ADU:

Design & Permits: 5–10%  $10K–$20K

Site Prep & Foundation: 10–20%  $20K–$40K

Pre-Panelized ADU Kit (Structure, Shell & Materials):  $88K–$160K
